We hire a professional photographer and a trained artist to produce listings that we like to call our “works of art.” Often a piece of real estate is someone’s largest asset and it is our job to be sure our approach to marketing reflects that reality. Our high end marketing allows us to command a higher price compared to competing properties on the market that utilize conventional marketing tactics (you deserve more than iPhone pictures posted on the MLS). There are three basic levers we can pull to maximize your property’s value while selling it as quickly as possible. We pull each one of them with excellence and that’s why we consistently outperform our competition on pricing and timing.

  1. Position the property in its best light. We utilize high end photography and artwork so that the product we are presenting to the public is as attractive as possible. Every listing includes HD wide-angle pictures, 3D Matterport virtual tours for unparalleled context and a flowing, whole-house motion tour that includes a full interior walkthrough, a floor plan, and exterior drone footage. Our approach will set your property apart and allow buyers to visualize themselves in the property before they even see the home in person. Studies show that homes with aerial images sell 68 percent faster than homes with standard images. We take those aerial images to the next level by making notes and outlines on them to allow a buyer to quickly see all your property has to offer.

  2. Gain as much exposure as possible. Exposure of your home to new buyers occurs mainly online, especially in rural markets. In addition to using our vast network of agents and buyers, your listing will be posted on this website, Keller Williams, Zillow, Realtor.com, Trulia and over 300 additional sites. Anyone looking for new homes in your area will find your listing quickly. If we are not under contract within two weeks we begin to roll out additional marketing campaigns such as local postcards, targeted paid social media ads, and more.

  3. Choose the correct price strategy. There is really no such thing as a “price” for property, or anything else, for that matter. Everything has a price range. Our valuation model provides a low end price which will sell the house very quickly and might generate a bidding war, a high end price that is almost priced out of the market — such a price will take a long time to sell but the “perfect” buyer may come along eventually. Usually sellers choose a price in between these two points so as not to leave money on the table but also to avoid pricing the property out of the market. We will work closely with you to choose a pricing strategy to fits your goals, the property, and the current real estate market.
