I've always enjoyed entrepreneurship. In the past ten years I founded a 501(c)(3) non-profit in Michigan, led a contracting business in New England, and helped grow a maple farm to one of the largest in New York State. I bought my first student rental property as a senior in college and ever since then I've enjoyed buying and selling commercial real estate for myself and, as a fiduciary, for others.
The last few years I've focused on building a commercial real estate sales business and growing a network of agent and investor partnerships that brings value to everyone involved. I leverage my team's best in class marketing, access to paid listing platforms, our real world commercial experience, and a powerful network of investors to get property of all kinds sold. I was thrilled for the opportunity to head up our regional KW Upstate NY Properties Commercial Division at our Market Center.

Three Partnership Opportunities
1. Co-list Commercial Property - 50/50 Commission Split Minus $500 Marketing Fee - Subject to Approval by Ben Holscher
Expectations. The Partnering Agent (PA) will have a high level of involvement in the deal from start to finish. They will provide the listing lead and they will be responsible to help set up and accompany on a listing appointment to foster rapport with the client. The PA will help gather information for the listing. The Commercial Director (CD) will leverage our team's marketing engine and transaction coordination services to put together the listing, market the listing, and gather all compliance documentation. The PA will be expected to accompany on showings as much as possible. The CD will represent the seller in negotiations and be listed as the listing agent in the MLS. If the listing generates buyer leads for the PA that leads to a closed unit other than the shared listing the PA will owe a 25% referral of the buy side commission to the CD. The CD will be available for consultation on these deals. If the CD agrees to become involved in the deal the split would be 50/50.
Commission Split Details. Referral fees are due when checks are processed through the market center. The PA will receive 50% of the gross commission minus a $500 marketing fee that goes to the CD who will be paying all marketing and admin costs including paid photography, paid memberships to KW Commercial, commercial listing platforms and commercial associations, paid social media campaigns, transaction coordinator salary, and more.
2. Commercial Listing Referral - 25% of List or Buy Side Commission
Expectations. The referral will be a hot lead that has been pre-sold the benefits of using KW Upstate Commercial Division. CD will receive client contact information and if selling, property information as well. The client will be expected to buy or list within the next three months to be considered a hot lead.
3. Commercial Lead - 10% of List or Buy Side Commission
Expectations. Client contact information will be sent to the CD for a potential commercial transaction even if they are not looking to buy or sell right away. CD will add them to their lead conversion program for investors and commercial real estate owners and the referring agent will be paid 10% on the listing side for seller leads, or 10% on the buy side for buyer’s leads, not both.
